The program

Six weeks of practice on real listings, reviewed by people who make offers every week.

By the end of the program, you will be able to:

  1. 01

    Source

Find deals that suit terms, on the MLS and off market, using data aggregators to find the best opportunities, and direct outreach to listing agents and owners.

  2. 02

    Underwrite

Work out cash to close, cash flow after reserves and a maximum offer, and defend each number.

  3. 03

    Structure

Choose between subject-to, seller finance, a wrap, novation or a cash wholesale, and draft the LOI and contract terms.

  4. 04

    Present

Write an offer an agent can take to a seller, and answer the objections that follow.

  5. 05

    Close

Plan the closing with title, a TC and insurance, and take the deal to the closing table.

This is what the program teaches and assesses. Whether you buy a property depends on your market, your effort and the sellers you meet. No program can promise that part.

Who it's for

  • New investors who understand the structures in theory and want to apply them to real listings, with someone checking the numbers.
  • Wholesalers who want a second structure for the listings cash can't buy.
  • Agents who see stale listings that terms could solve, and want to speak a terms buyer's language.

What it takes

  • About 8 hours a week: three live calls (or their recordings), an exam and a milestone.
  • Offers sent every week, on real listings, from Week 3 on.
  • Any US market works, including ones you don't live in. You choose where to start in Week 1 and can add more.
  • No license and no prior deals are required to take the program.

The program isn't the right fit if

  • You want a shortcut, or something that runs without you.
  • You're looking for someone to do the deals for you.

Curriculum

Six weeks, each with a defined output.

Each week unlocks when you pass the previous week's exam (80%, retakes allowed) and complete its milestone. Six weeks is the recommended pace, not a deadline: move ahead, or take longer.

  1. Week 1Setup and foundations

Toolkit set up, practice deals run

The classroom and the calculator open the day you enroll. Set up your tools, choose your market or markets, meet your pod, then learn the five structures and the underwriting math.

    Exam 1

  2. Week 2Finding deals

    10 deals underwritten

How we filter the MLS, how to find off-market deals, how we use data aggregators to find the best opportunities, and the sniper approach: find properties that fit your criteria, confirm they're for sale on the MLS and contact the listing agent, one by one.

    Exam 2

  3. Week 3Structuring and contracts

First deal structured, first LOIs sent

Terms, the letter of intent and the three purchase-contract templates: subject-to, seller finance and cash.

    Exam 3

  4. Week 4Offers and objections

    25 offers sent and a recorded role-play

An offer routine you can keep, follow-up, and what agents and sellers say by deal type, with how to answer.

    Exam 4

  5. Week 5Closing, team and systems

    Closing checklist and team plan

Title, the TC, insurance and loan servicing. Then roles, splits, AI for drafting and follow-up, and the systems that keep it running.

    Exam 5

  6. Week 6Capstone and graduation

    The capstone

Submit a full deal package (analysis, offer, contract terms, exit plan) and a short recorded walkthrough. Cedar's faculty review it live with the group and pass or fail it, with the reasons.

    Capstone, pass or fail

5 graded exams
80% to pass, retakes allowed
5 milestones
on real listings
1 capstone
reviewed live, every other week
Certificate of Completion
The certificate isn't a license, an accreditation or a state approval.

Pass all five exams, complete the milestones and pass the capstone to graduate with a Certificate of Completion and a verification link. It is earned, not issued for attendance. The capstone: submit a full deal package and a short recorded walkthrough when you're ready. Cedar's faculty review every submission live with the group, every other week, and pass or fail it with the reasons. If it doesn't pass, fix it and resubmit.

Live calls

Three live calls every week, useful at any stage.

All at 7 pm Eastern, all recorded and posted in the classroom within 24 hours.

Community call

The whole community, live: role-play and open questions.

Your pod. New members are grouped into pods of 5–6 every two weeks, by market and time zone where possible.

Guest sessions. Twice a month on Thursdays, a guest practitioner teaches a session. Guests change each month and are announced ahead of time; RSVP to attend. Education only, not advice on your deal; no referral fees either way.

Access. Course calls, deal reviews and capstone reviews stay open for 6 months from the day you join, however fast you finish. After that, the recordings, materials, toolkit, community and weekly community call stay open for as long as the Academy runs.

Faculty

Taught by the people who run Cedar.

A note from the program lead

I closed my first deal, a wholesale, in 2021, then went to work for another investor in 2022 to learn how a working operation runs. In 2024 I went out on my own with those systems, and in 2025 we roughly doubled. This program teaches those systems, to the standard we hold our own team to.

Subject-to, seller finance or a cash wholesale. Cash to close first, cash flow after reserves, the 7% cash cap, and a plain pass or fail on every check.

The deal calculator: the inputs on the left; on the right, monthly cash flow, the cash-to-seller bar against the 7% cap, and each check passing

The tools are educational. Have an attorney review any contract before you sign it or send it.
