Capital Investors Academy: Privacy Policy

1. Who we are
This policy covers Capital Investors Academy's website, free calculator, seat reservations, student tools and messages. The Academy is run by Cedar Acquisitions LLC (Florida), 4874 NW 97th Pl., Doral, FL 33178. Questions: offers@cedaracq.com.
2. What we collect, and why
2.1 When you take the fit check or use the calculator opt-in
We collect your name, email, phone number (optional), and whether you agreed to receive texts. On the fit check we also collect your answers: whether you can give about 8 hours a week, your experience, your role, the markets you plan to work (optional), and the three statements you ticked. If you agreed, we store the exact consent wording you saw. We also record your IP address, your browser's user agent and the time.
We use this to give you your result and, if it's a fit, your enrollment link; to email you about the program; to text you if you agreed; to keep a record of your consent; and to stop spam and abuse. We don't use the fit check answers to make any decision about you other than the published rule on the page.
2.2 When you enroll
Our payment processor (Stripe) collects your payment details. We receive your name, email, billing address, what you bought, the payment plan and payment status, but never your full card or bank number. We also keep a record that you ticked the box agreeing to the terms, with the terms version and the time. The classroom (Whop) collects your account details to give you access. Ownerconfirm which details Whop receives and whether students sign in to the tools with the same account.
We use this to give you access, take payments, run the payment plan, answer disputes and keep tax and accounting records.
2.3 Your deal inputs: not stored on our servers
The calculators and the document generator run in your browser. The numbers you type (prices, loan balances, rents) and the documents you generate are not sent to or stored on our servers, except the address when you use the address lookup (section 2.4).
2.4 Addresses you look up
When you type an address:
- address suggestions come from Photon, a service run by Komoot using OpenStreetMap data. What you type is sent to it as you type;
- the U.S. Census Bureau geocoder (free, public) turns the address into a location and census area;
- in the student tools only, RealEstateAPI (paid property records) returns facts about the property. Their records name owners and others; we keep only property facts and drop names.
Results are cached on our hosting provider's network for up to 30 days, keyed by the address, so the same lookup isn't paid for twice. The cache doesn't record who asked.
2.5 Buyer details saved in your browser
The document generator can remember your buyer details (the name and contact details you put on your letters and contracts) in your own browser's local storage. They stay on your device and are never sent to us. Clear them from the tool or by clearing your browser's site data.
2.6 Data we show you from others
Market figures come from Zillow Research's public data, and photos from Unsplash. Neither receives your personal data from us.
2.7 Cookies
We use only the cookies needed to keep you signed in to the student tools. We don't use advertising or analytics cookies on these pages today. Ownerupdate this if a Meta pixel, Google Analytics or similar is ever added; that also changes the state privacy rights section.
3. Who processes your data for us
We share personal data only with service providers that process it for us:

Affirm, Klarna, Stripe and Whop also act under their own privacy policies for the data they collect directly from you.
We don't sell your personal data and don't share it for cross-context behavioral advertising. We may disclose data if the law requires it, to protect our rights, or as part of a sale or merger of the business.
AttorneyPhoton is hosted in Germany; confirm nothing further is needed for sending typed addresses abroad.
4. How long we keep it

5. Texts (SMS)
We text you only if you ticked the consent box. The box is optional and unticked, and agreeing isn't a condition of any purchase. We store the consent wording, the number, the time and the IP address as proof. We send marketing texts only between 8 am and 8 pm in your time zone. Reply STOP to any text to stop them, or HELP for help. See the SMS Program Terms at the end of the Terms of Enrollment (/academy/terms#sms).
We don't share your mobile number or text consent with anyone for their own marketing.
6. Emails
Marketing emails come from Capital Investors Academy, include our mailing address, and have a one-click unsubscribe. We honor unsubscribes within 10 business days, and usually much sooner. Program emails about your enrollment and payments are sent even if you unsubscribe from marketing.
7. Your choices and rights
- Stop messages: reply STOP to texts; use the unsubscribe link in emails.
- See, correct or delete your data: email offers@cedaracq.com. We'll confirm your identity and reply within 45 days. We may keep what the law requires (for example, payment and consent records).
- State privacy rights: depending on where you live, you may have rights to know, correct, delete or get a copy of your data, and to opt out of sale, targeted advertising or profiling. We don't sell data or do targeted advertising. You can appeal a decision by replying to our answer.
Attorneymost state privacy laws (California CCPA/CPRA, Virginia, Colorado, Texas, the Florida Digital Bill of Rights) apply only above revenue or data-volume thresholds that the Academy likely doesn't meet. Confirm which, if any, apply and whether this section should say so.
8. Security
Reservations are stored in a database that the app can only add to, not read or change. Data is encrypted in transit. No method is perfect; if a breach affects you, we'll tell you as the law requires (including Fla. Stat. 501.171).
9. Children
The program is for adults. We don't knowingly collect data from anyone under 18. If you think a child has given us data, email us and we'll delete it.
10. Changes
We'll post any change here with a new date, and tell enrolled students by email about material changes.
